Renovation of an existing 3,650sf wash bay building into new office space, and the addition of a 1,000sf storage building on the active campus for the Public Works Complex.

The Wash Bay Renovation converts underutilized space into a much needed office building on the Public Works Complex — an active campus for the department that manages and maintains community roads, water, waste and recycling, open space, and capital projects.
The renovation converts the existing wash bay — which was not utilized as intended — into an office building to meet the County’s need for more office space on campus.
The County’s new office building includes a combination of fully enclosed offices, high partitioned offices, reception, conference, and shared work room spaces.
The building’s exterior is clad with galvanized, corrugated metal siding.
The new design preserves the original glazing and south-facing trombe wall, while new curtain wall glazing replaces the high bay coiling doors to infuse the new office spaces with ample natural daylight.
To accommodate the County’s full program, the interior architecture divides the bay into two floors.
The existing wash bay building included a concrete slab, cast in place concrete walls, and a precast concrete ceiling roof structure.
A new wood framed floor structure was inserted within the existing concrete volume, doubling the usable space.
Enclosed offices and conference rooms are now located on the ground floor. The full height walls support the new second level, which is designed as an open office.
The open office layout provides flexibility and maximizes the perception of a large space within a limited height volume.
To complement the wash bay design, the new storage building is also clad with metal siding and reuses the coiling doors salvaged from the wash bay.
The project breathes new life into the wash bay to accommodate the County's current programming needs, showcasing skillful design as the Public Works Department continues to evolve and grow.
